Instant Property Buyer

We will present you with the following conditions when making an offer for your property or land. Before you accept our offer, we kindly ask you to review these terms. Instant Property Buyer is officially registered under company number 15921366, and our main office is located at 50 Brown Street, Manchester City Centre, M2 2JT.

When receiving your interest, Instant Property Buyer will evaluate the amount we are willing to offer for your property and provide an initial offer. This offer represents our proposed payment for the property, determined by the estimated market value. This offer will not constitute a formal property valuation.

 

If you decide to move forward, you will need to confirm your acceptance of the initial offer by signing the initial agreement. 

 

Once we have the offer in Principle signed , we will proceed to organise an asset management firm to perform a property appraisal, which will involve a valuation. We will complete the valuation through a local estate agent, or by utilising an online  valuation.

 

The next step will be for Instant Property Buyer to make a formal offer, which does not involve the valuation. 

 

The Formal Offer will depend on:

 

  • Satisfactory responses to local authority, mining, drainage, and other pertinent searches related to the Property.
  • A mortgage/loan offer for the Property meeting the Buyer's terms.
  • Valid proof of the property ownership.
  • The contract.
  • Second to last we will require formal ID which will be going through verification with our team before any payments can take place. 
  • Lastly after finishing the mentioned procedures, we will provide your solicitor or the solicitors we recommend with the legal documents required to continue the process. 

Fees: 

You have the freedom to decide whether you prefer using your own solicitor or if you would like us to connect you with a trusted solicitor who will assist you throughout the process. There are no charges from your end, and we can contribute towards your solicitor's fees once the house purchase is finalised. You will not have any expenses during our property/land buying process.

 

Legal Requirements:

You will need to sell with a full title guarantee, which transfers the risk upon completion. This implies that both the title and risk of the property will not transfer until the legal transfer process is finished. Therefore, you will still be responsible for insuring the property until the legal completion occurs.

We will ensure that all our customers are safeguarded and their privacy is respected. Your information will not be shared with any third parties unless necessary for the house selling process.

 

Contract:

You can cancel the contract within 14 days under the Consumer Contracts Regulations 2013. To cancel the contract you must email: asil@instantpropertybuyer.co.uk
